Relentless improvement. No detail too small. Preparation so deep it becomes instinct.
Step 2: The Five-Part Framework for Every Tough Conversation

Create a safe space – Remove yourself as a threat so real dialogue can happen. No one opens up to someone they feel they need to defend against.

Cross the street – See the world exactly as they see it. Understand what they’re thinking, feeling, and fearing—before you touch the facts.

Make them feel understood – Before you move an inch toward your objective, earn the right to influence. You don’t have that right until they feel—deep down—that you fully get what they’re thinking, feeling, and fearing. Until that moment, any attempt to guide the conversation is just noise.

Help them think more clearly – Remove the emotional fog so logic can land. People think better when they feel safe and heard.

Empower their decision-making – Guide, don’t push. Give them the clarity to choose well and the confidence to own their choice.
Step 3: The Big Four Conversations
We’ll drill until they’re second nature:

Commission – Stop discounting and start defending your worth without sounding defensive.

Positioning (aka Pricing) – This is more than “what number goes on the listing.” Positioning is the strategy that determines where your property sits in the market, how buyers perceive it, and how quickly and profitably it sells. It’s the difference between chasing buyers and having them chase you.

Buyer Agreements – Secure commitment without chasing or begging.

New Client Discovery Call – Control the frame from the very first word and set the tone for the entire relationship.
